ARCHITECTURAL SERVICES
What is an Architectural Design package?
ITSOKTU offers Architectural Design services which cover all stages of the project, from the early feasibility studies through concept and detail design to building completion.
A brief explanation of the different stages and outcomes is presented below:
STEP 1
During the initial, free, no obligation, design consultation meeting on site you will have a chance to chat with our team about your ideas and budget.
Outcome: Project Brief
STEP 2
We will use this information as a starting point for exploring different options and to produce feasibility studies which consist of preliminary layouts, sketches and basic 3D renders that will help you visualise the project and assist with the costing, helping you to save money and better allocate your budget.
At this stage we will be assessing constraints (relevant planning policy and other factors) which will impact the design, and you will be advised on the potential need to appoint other professionals and consultants such as a structural engineer, an approved inspector and a party wall surveyor.
Outcome: Concept Design
STEP 3
Once a concept design has been approved we will perform a full measured survey of your home. We will then produce a package of detailed construction drawings (existing, demolition and proposed floor plans, sections and elevations at 1:100 scale; detailed views of new and refurbished rooms indicating finishes, fixtures and fittings at 1:20 scale) and create a specification document.
This package will serve to guide the construction of your project. Those drawings may also be submitted in a planning application, if needed, but please note that other drawings may be required.
Outcome: Technical Design
STEP 4
Weekly site-inspection visits are included in the Design & Build package, where we will provide technical support, deal with unforeseen problems and liaise with project stakeholders (external consultants, contractors and local authority officers).
Site visits are also available as an extra package for projects that are not built by ITSOKTU.
Outcome: Building Completion
How much will the Architectural Design package cost me?
Architectural fees are generally calculated as a percentage of construction cost.
By filling the form below you will be providing enough information for a preliminary Architectural Design package fees estimate which will be revised after our design consultation meeting.

What is a Design & Build package?
With our Design & Build option you will be contracting ITSOKTU as the building company for your project and we will offer you 20% off our Architectural Design package.
At itsoktu we believe that the cost of project should be based on a bespoke project designed to suit your needs and budget, not a lump sum calculated from a random price/m2 basis.
We can provide a preliminary cost estimation for the baseline-spec construction of the initial project brief, which will then be informed and adjusted during the Concept Design stage.
You will have full control of the budget and cost.
